We recommend sealing two years consecutively after a driveway is first paved, then every other year after that. Frequency can vary based on wear, traffic, and exposure to the elements, but most driveways fall within a 2–3 year range. Some homeowners choose to seal yearly for appearance and added protection.
New asphalt should be allowed to fully cure before sealing, which typically takes about 12 months. Sealing too early can trap the natural oils in the asphalt, preventing it from hardening properly and leaving the surface softer than it should be.
Sealcoating is best done in warmer months, typically May through September, when temperatures allow for proper drying and curing. Temperatures should be above 50°F for optimal results.
Sealcoating is a maintenance layer, so it naturally wears over time. Most driveways will show some wear within the first year, especially after winter.
How long it lasts depends on factors like driveway condition, traffic, sun exposure, drainage, and weather. Because of this, two driveways sealed on the same day can age very differently.
We apply all sealer by hand using professional brushes. This allows us to fully work the material into the asphalt, creating a stronger bond and more even coverage compared to spray applications.
We handle all prep work, including trimming edges, wire brushing built-up dirt, and blowing off debris. Oil spots are treated prior to sealing.
We provide a morning or afternoon window. Exact timing may shift due to weather, cancellations, or same-day adjustments.

Most driveways can be walked on after 24 hours and driven on after 48 hours (varies with weather and asphalt condition).

Sealcoating is a protective layer, not a repair. It will not fix structural issues or fully smooth out rough surfaces.
It will give the surface a uniform, clean appearance and help prevent the asphalt from drying out and crumbling at the surface. While sealer can fill very small surface cracks, larger cracks are best addressed with a rubberized crack filler.

Hot rubber is more durable, flexible, and longer-lasting, but costs more and requires heated application. Cold filler is more affordable and easier to apply, but typically doesn’t last as long.

Sealcoating can significantly improve the appearance of worn asphalt and add curb appeal, especially when repaving isn’t in the budget.
However, sealcoating is not a structural fix. If the driveway has serious foundation issues or the asphalt has deteriorated to the point where it’s loose or crumbling, we may recommend repaving instead.
